Zoning Board of Appeals meeting agenda for 10-20-09

The Branford Zoning Board of Appeals will meet at the Canoe Brook Senior Center, 11 Cherry Hill Road on Tuesday, October 20, 2009 at 7 pm to conduct public hearings to consider the following applications/variances of the Branford Zoning Regulations:

09/10 – 1.  Diana B. Leonardi, (Owner), 675 East Main Street, Var. Sec, 5.7: Non-Conforming; Sec. 25.4.6: Narrow Streets from 56.25 ft. to 14 ft.; Sec. 25.4.13: Setback from center of road (Rt. 1) from 80 ft. to 42 ft. and Sec. 25, Schd. B, Line 7: Street line setback from 50 ft. to 14 ft.

09/10 – 2.  Philip and Hope Carloni, 28 Pawson Road, Var. Sec. 6.2 and 36.9.2: To allow addition of accessory apartment to be created in an existing detached building.

09/10 – 3.  11 Hosley Avenue, LLC, and Michael Massimino, Applicant/Anthony Massimino, Owner, 11 Hosley Avenue, Var. Sec. 5.7: Enlargement of Non-Conformity; Sec. 42.2: Var. off street parking spaces from required 22 to 19 spaces; Sec. 25.8.3: To allow four parking spaces where no more than 50% of the street line setback area shall be used for off street parking and to allow parking spaces in less than 15 ft. of street line and Sec. 25, Schd. B, Line 7:  Street line setback from 30 ft. to 17 ft. to remove and replace front porch within same footprint.

09/10 – 4.  Carmela A. Abbenante, 9 Fairlawn Avenue, Var. Sec. 5.7: Enlargement of non-conformity; Sec. 25.11g: Increase maximum height of an accessory structure from 15 ft. to 23 ft.; Sec. 25, Schedule B, Line 8: Rear line setback from 30 ft. to 5 ft. (existing) and Line 9: Side line setback (NE) from 15 ft. to 6.1 ft. (existing) for vertical expansion of existing garage.
