The Branford Zoning Board of Appeals will meet at the Canoe Brook Senior Center, 11 Cherry Hill Road on Tuesday, December 16, 2008 at 7 pm to conduct public hearings to consider the following applications/variances of the Branford Zoning Regulations:
12/08 – 1. Douglas B. Sucher & Durbin L. Hunter, Trustees, Bear Island, aka Big Curtis Island, Var. Sec. 25, Schd. B, Line 4: Minimum Lot Frontage from 130 ft. to 0 ft. (where there is no road frontage).
12/08 – 2. Andrew J. Julian, 14 Esther Place, Var. Sec. 5.7: Non-Conforming; Sec. 25.4.6: Narrow Streets and Sec. 25, Schd. B, Line 8: rear line setback from 30 ft. to 8 ft. 9 in. (6 ft. 4 in existing) to add a f ft. second floor balcony to south side of the house and Line 9: Side line setback from 15 ft. to 10 ft. 4 in. (11 ft. existing) to add a 14 SF air lock entry to east side of house.
12/08 – 3. Lynn Shaw, 4 Goodsell Point Road, Var. Sec. 5.7: Non-Conforming; Sec. 25.4.6: Narrow Streets; Sec. 25, Schd. B, Line 7: Street line setback from 30 ft. to 13 ft. (19.2 existing) for covered porch (not enclosed) and Line 9: Side line setback from 15 ft. to 9.1 ft. (existing – SW) and to 14.7 ft. (11.3 ft. existing – SE) for covered porch..
12/08 – 4. R K & J Partners, LLC, (Holiday Inn Express), 309 East Main Street, Var. Sec. 43.5.2. C: On any lot other than Central Business BC Districts, one sign may extend to within 10 ft. of any street line provided that the sign does not exceed an area of 40 SF and more than 8 feet in any dimension.
12/08 – 5. Robert Malavasi, 86 Pine Orchard Road, Var. Sec. 6.33: Waiver to allow an easement of vehicular access or private right of way to be included in determining compliance of lot shape allowing the lot square to extend variance.
